The Space
Large open plan living/dining area leading to the main terrace with built-in barbecue and direct access to the communal pool area. The living room is comfortably furnished and equipped with a flat-screen TV with cable channels, Wi-Fi access, a DVD player and a Bluetooth speaker.
Dining table and chairs for 8 people and additional cloakroom.
Adjacent to the living/dining room is the kitchen, complete with dishwasher, washer/dryer, refrigerator, integrated microwave, coffee maker, toaster, electric stove, oven and extractor fan. Breakfast table and chairs.

The first bedroom is the master suite with a king-size double bed, air conditioning, doors to the terrace overlooking the communal pool and a bathroom with double sinks and jetted tub.
The second bedroom has a queen size bed, air conditioning and a private bathroom with shower.
On the second floor is the third bedroom which is a triple room with three single beds and air conditioning. On this floor, there is also the upper terrace with a fantastic view, perfect for relaxing in peace and tranquillity.
On the lower level or -1 this is the fourth bedroom, this room has two single beds and in the hallway a bathroom with shower.
Area
This beautiful villa is situated in a private and nice condominium called Alto do Pinhal with a communal pool with separate children's area. The house also has garage parking. The condominium is a few minutes drive from the Marina, you can find shops, restaurants, bars and the casino. Vilamoura offers a variety of leisure activities with five golf courses, including the Victoria Championship course at your doorstep where the Portuguese Masters is held, a tennis club with 12 outdoor courts, a riding centre, plus yachts and more. In Vilamoura, there is also a bicycle circuit where you have spread several points with bikes ready to rent, ideal transportation to reach the best white sand beaches.

Rates include mid-stay cleaning, towels, pool access and parking.
Minimum stay of 3 days except for August which minimum stay is 7 days.
For stays of 2 nights, a charge of € 100 cleaning adds to the value.

Rental Rates
Rental rates are subject to change and may increase/decrease at APP's discretion. However, once the reservation has occurred, the rate will be fixed and can not be changed.
All reservation fees include VAT and are in Euros.
Booking Deposit
To secure the intended property, a 25% (full rental cost) booking deposit must be paid to APP. Only when the reservation deposit is received by APP, the property will be guaranteed and reserved for the Client. If APP does not receive the reservation deposit within 7 days after the client has requested the property, APP has the right to reserve the property to another interested party.
Rental Payment
The 75% payment is due after the reservation deposit has been received and must be paid at least 4 weeks prior to the arrival date. When the rental payment is received by APP, the reservation will be fully confirmed. If for any reason, payment is not received until 4 weeks before the date of arrival, APP has the right to cancel the reservation and resell the dates. For bookings made less than 4 weeks prior to arrival date, the amount must be paid in full on the lease immediately to confirm the booking.
Damage Deposit
A deposit is required to cover any damages that may occur accidentally during the lease. The damage deposit must be paid prior to the arrival date along with the rental payment. The damage deposit will be refunded within one month of departure if there is no damage to the property. If any major damage/breakage occurs in the leased property, the damage deposit will be retained until the problem/item has been resolved or replaced. If any damage exceeds the value of the damage deposit, Customer must pay the difference to remedy the situation.
APP advises all clients to treat the rental property as if from their own home, with respect at all times, which will minimize the risk of damages and loss of the deposit for damages.
Portuguese Law
All property owners in Portugal have a legal requirement to report tourists’ and guests information to Serviço de Estrangeiros e Fronteiras (known for short as, SEF). To comply with legal requirements, upon booking we shall send to you a blank SEF form for you to complete and send back to us prior to your arrival. It is a mandatory requirement.
Cancellation Policy
If the Client wishes to cancel the reservation, the notification must be made in writing by the client.
Reservation deposits are non-refundable. The cancellation fee is correlated with the date of cancellation until the date of arrival as follows:

If the Customer does not arrive on the reservation date or refuse the property, it will be considered a cancellation, for which the APP has the right to sell all or part of the reservation and is not subject to refund payments made.
